Real Estate Development

DSCDO has cultivated expertise related to real estate development over the past four decades and is one of few community development corporations in Cleveland with the capacity to develop multi-family and mixed-use tax credit projects.

As a developer, DSCDO undertakes projects that will benefit residents and help to build thriving, diverse communities. 

 

Affordable housing is a core value for our organization. DSCDO's Real Estate Development team consists of a Director of Real Estate Development and several Project Managers. The team works out of the Detroit Shoreway neighborhood office location, but takes on projects in a six county region including Cuyahoga, Lake, Medina, Geauga, Summit, and Lorain counties. 

DSCDO first became an affordable housing developer in the 1987 when the federal government created the Low-Income Housing Tax Credit program and today has a portfolio consisting of 16 buildings with over 300 rental units for low to moderate income families, as well as approximately 50,000 square feet of commercial space. DSCDO has extensive experience utilizing funding sources such with Low-Income Housing Tax Credits, Federal Historic Tax Credits, State Historic Tax Credits, New Markets Tax Credits, and various other soft financing sources. 


Notable achievements of the Real Estate Development team include several sustainable building projects in Cleveland EcoVillage (2003-present), the redevelopment of the Gordon Square Apartments (2006), Cogswell Hall permanent supportive housing (2008), the reopening of the Capitol Theatre (2009), and the completion of the Templin-Bradley Lofts (2015).

In 2017, DSCDO celebrated the completion of the Lofts of Lion Mills, which provides 36 units of affordable housing adjacent to MetroHealth’s main campus. The Lofts at Lion Mills represents DSCDO’s first affordable housing project in the Metro West service area. DSCDO’s most recent project is Aspen Place, which provides 40 units of affordable housing adjacent to the RTA Red Line Rapid Transit station in the EcoVillage.
